The Steps

Congratulations! You've found your dream home in Keys Gate. Now what? The following steps will help you better understand the various stages of the home buying process. The Purchase
You've found the home that is right for you. To secure this home, you will need to meet with your sales agent to sign the sales contract. At that time, you will pay a 5% deposit on the total purchase price and it will be held in an escrow account. The amount of documents to sign can be intimidating but don't worry. Your sales agent will review the contract with you as well as highlight areas that are important for you to fully understand. We do suggest that you contact a real estate attorney on your own if there is anything you do not understand and feel you need a legal opinion. We also suggest writing down any questions you may have throughout this process. Your sales agent is available to answer any questions you may have whether it be today or six months from now.

The Mortgage
After you sign the contract for your future home, you have five (5) days to apply for a mortgage. A representative from our preferred lender can meet with you to discuss your personal needs and requirements. You can even discuss the possibility of including your additional upgrades into your mortgage. After you have discussed all your mortgage options and you feel comfortable, the representative will order a credit report and verify your income. Once that is done, your "good faith" and truth in lending statements will be issued and your loan application will go to underwriting. Once all is approved, the lender will submit your loan commitment to the builder.

Customizing Your Home
What better way to put a personal signature on your home than by becoming a part of the home design team?   Our design center is filled with hundreds of options to help make your dream home a reality. Your sales agent will walk you through the Design Center and answer any questions you may have regarding colors and/or design options. If you are interested in obtaining a quote on a certain option, your sales agent will be able to give you that information and prepare you to meet with our Design Specialist. Once your sales agent has answered your questions, you will obtain a scheduled meeting with the Design Specialist to make your selections. Your Design Specialist is a trained professional who will offer you advice on colors and give you insight on the latest trends, but in the end all final decisions will be yours.

The Construction Process
How will you know when your home is under construction?   We will send you letters at four different stages of construction detailing the status of your home. At those times, we recommend making an appointment with your sales agent to view the progress of your home. Observing the construction of your home can be very exciting; however, to ensure your safety there are a few security measures we ask you to abide by. For your safety, we ask that you do not visit your home-site without the accompaniment of your sales agent.

The Final Inspection
You're officially in the homestretch. Your sales agent will contact you to schedule your final walk through inspection. You will have an opportunity to inspect your home with a construction representative and make sure everything was built to your satisfaction. Since this is your final chance to look at your home before closing, please make sure to look around. If there happens to be any repair items on your list, those items will be repaired before closing and you will be contacted to confirm completion.

The Closing
You're almost there!   Soon after your inspection you will be contacted by our title company representative to notify you of the certificate of occupancy (CO) for your home. What that means to you is you will be given seven (7) calendar days to close from the issue of your CO notice. Our suggestion for a timely closing is to notify your lender that your home is near completion before your final inspection. That way they can request any additional information they may need from you. The title company will set up a closing date and time directly with you. On closing day, you will receive keys to your home as well as utility phone numbers. Now that it's all done, all you have to do is move in and start planning your housewarming party!

After Closing Concerns
To help keep your home healthy, the builder has offered a one-year limited warranty that begins the day of closing. Please review the Homeowner's Limited Warranty and Limited Warranty Customer Service (link) forms to understand what to do if warranty work is needed.
